1.                 PRICE - You determine list price for your home. However, a list price above the market for homes similar to yours will impact negatively on buyer interest in making an offer. Your Realtor will review price history with you to assist you in making a list price determination.

2.                 TERMS - Buyers have requirements just as sellers do. Your willingness to respect them and be willing to negotiate which terms will be acceptable to both parties can have a very positive impact. Price and terms will usually be negotiated at the same time.

3.                 CONDITION – how well you have maintained the home will influence both your price and length of time to sell. The pool of buyers who are willing to make major repairs is much smaller than the pool of buyers who want a home that has been well maintained.

4.                 TIMING – Economic conditions operate independently of price, terms and property condition. Similarly, seasons and weather factors can affect the time it takes to sell a home.

THE SPRING MARKET IS HERE!!

When is Spring in Real Estate?
Good question. When you think of Spring, you think of April showers and May flowers. But in real estate, the spring Market is half over by then. Will you have missed your buyer if you list your house in April or May? Are you still going to get the best traffic, and therefore the best offers, through your house? Well, maybe. If you are thinking of putting your house up for sale in the Spring, you should think February.  Yes, February.  This seems to be the time when most people venture out of their houses, are settled back in after the holidays and are starting to get stir crazy. It's also a great time to start getting your house on the market for sale.

Why is February the best month to sell?
Think about it for a minute. These days, the real estate market is starting to slow down in many areas. Your house may take several months to sell. Most people want to find a house buy the end of June at the latest so that they can move over the summer when work loads are lighter and kids are not in school.  If you list your house in May and it takes a couple months to sell, you will find yourself in July and in a very quiet market. However, if you list your house in February and it takes a couple months to sell, you will find yourself in April, with a month or two left in the busiest real estate time of the year.

You have nothing to lose by listing your house in February. In fact, if prices are steady in your area, you can be sure that there will be many more houses for sale. It's a great idea to get a head start on some of the new listings that will be coming on the market for Spring, as you may find that you will get more money for your house. By getting your house on the market earlier than later, you have a better chance of selling your house, before the inventory picks up and more houses come on the market.

You may not have a builder's budget, but that doesn't mean you can't apply the same strategies used in model homes to sell your own property.

NEUTRALIZE:    A model homes decor is never offensive. It's colours are very neutral and patterns are subdued to appeal to the greatest number of buyers. You should likewise strive for universeal appeal; repaint bold walls with soft, light tones; strip loud wallpaper. If you have a room with a theme - be it Hockey or Winnie the Pooh - get rid of it.

ZAP CLUTTER:   If you've ever toured a model home, you likely remember nothing was out of place or looked like it didn't belong. This is because builders want buyers to focus on the home itself, not what's inside. Therefore, you need to adopt a zero-tolerance policy on clutter. Ask a friend to come over and help  point out your problem areas.



DEPERSONALIZE:   You never see family photos, trophies, or other personal items in model homes, do  you? "Of course not", you're probably thinking "no one lives there". Model-home stagers know that buyers want to see their lives, not yours, when viewing your property. Keep this in mind when preparing your home for viewing.

LIGHTEN UP:   Model-home stagers pay a lot of attention to lighting design, which is important as it serves to highlight a home's architecture and make it appear larger. So keep your window coverings open to maximize natural light. Make sure all your fixtures are turned on and consider switching your bulbs for some with greater wattage.

Ways to Create a New Look for your home under $50

 *    PAINT THE FRONT DOOR. You would be surprised at how much a bold, complimentary new door colour will liven up the curb appeal. A freshly painted door will add instant impact to the front of your house.
